💧 Rising Damp 🌧️ Penetrating Damp 🌧️ Mould Removal 🏠 Basement Waterproofing 🔍 Damp Surveys 📄 Landlord Reports

Rising Damp

Rising damp occurs when moisture from the ground travels upward through the walls of a building by capillary action. It's one of the most common and damaging forms of damp in older UK properties — particularly the Victorian and Edwardian terraces found throughout Southport, Liverpool and Manchester.

Left untreated, rising damp causes plaster to crumble, wallpaper to peel, skirting boards to rot and structural timber to decay. It also creates ideal conditions for mould growth, which poses serious health risks.

Signs You Have Rising Damp

  • Tide marks or staining on lower walls (usually up to 1 metre)
  • Peeling paint or wallpaper at the base of walls
  • Crumbling plaster or white salt deposits (efflorescence)
  • Damp or musty smell at ground floor level
  • Rotting skirting boards or floorboards near exterior walls

Our Treatment Process

  • Full moisture survey using specialist equipment to confirm rising damp
  • Installation of a new chemical damp proof course (DPC) by injection
  • Removal of damaged plaster to a height of 1–1.2 metres
  • Re-plastering with salt-resistant renovation plaster
  • Written guarantee certificate on completion

Penetrating Damp

Penetrating damp occurs when water enters a building horizontally through external walls, roofs, or defects in the building fabric. Unlike rising damp, it can affect any level of a property — from ground floor to loft — and is typically caused by a structural or maintenance defect on the outside of the building.

It's particularly common in the North West due to the high rainfall and the prevalence of solid-wall Victorian and Edwardian properties, which offer less natural protection against driving rain.

Signs of Penetrating Damp

  • Damp patches that appear or worsen during or after rain
  • Damp spots on upper floors or ceilings
  • Visible water staining or tide marks on internal walls
  • Damp isolated to one section or corner of a wall
  • Visible cracks or gaps in external render or brickwork

Mould Removal

Mould is more than an aesthetic problem — it's a serious health hazard. Black mould (Stachybotrys chartarum) and other mould species release spores that can trigger asthma, allergic reactions, respiratory infections and other conditions. Children, the elderly and those with compromised immune systems are particularly at risk.

Surface mould treatments from a DIY store don't address the root cause. Our approach identifies why mould is growing and eliminates it permanently, not just cosmetically.

⚠️ Health warning: Under Awaab's Law, landlords are now legally required to address mould hazards within strict timeframes. Tenants can seek legal redress if left in mouldy conditions. Read about your rights →

Our Mould Treatment Process

  • Identify the root cause — rising damp, penetrating damp or condensation
  • Professional-grade biocide treatment of all affected surfaces
  • Removal and disposal of badly affected plaster or materials
  • Address the underlying damp source to prevent recurrence
  • Ventilation advice and solutions where condensation is a factor
  • Written report suitable for landlord compliance purposes

Basement Waterproofing

A wet or damp basement is a wasted opportunity. Properly waterproofed, a cellar can become a home office, gym, utility room or extra living space — significantly adding to your property's value. Many properties across Southport, Liverpool and Manchester have cellars that are currently unusable due to water ingress.

We use BS 8102-compliant waterproofing systems — the British Standard for below-ground waterproofing — and recommend the best solution for your specific basement based on a thorough survey of the structure and water table conditions.

Is Basement Waterproofing Right for You?

  • You have a damp or flooded cellar you'd like to use
  • Water is getting into your basement through walls or floor
  • You want to convert a cellar into habitable space
  • Your basement smells musty or shows mould growth

Damp Surveys

Before any treatment can begin, the source of damp must be accurately identified. Our damp surveys use specialist moisture meters, thermal imaging and visual inspection to pinpoint exactly what type of damp is present, where it is coming from, and what treatment is required.

We provide damp surveys for homeowners, home buyers (pre-purchase), landlords, mortgage lenders, solicitors and local authorities. Each survey includes a clear written report with photographs, diagnosis and recommended works.

When You Need a Damp Survey

  • Buying a property — identify hidden damp before you commit
  • Selling a property — get ahead of any buyer survey flags
  • Renting out — landlord compliance and safety checks
  • Insurance claim — independent damp assessment report
  • You've noticed damp but aren't sure what's causing it
  • Previous damp treatment doesn't seem to have worked

Landlord Reports

Since the introduction of Awaab's Law and the Renters (Reform) Act, landlords face significant legal obligations around damp and mould. We provide official written damp reports specifically designed to help landlords demonstrate they have investigated, assessed and addressed damp issues in their rental properties.

Our landlord reports are used as evidence in Housing Ombudsman cases, local authority inspections, tenant disputes and insurance claims. Having an independent specialist report on record protects you legally and shows your tenants you take their safety seriously.

Who Needs a Landlord Damp Report?

  • Private landlords with tenants reporting damp or mould
  • Landlords preparing for a property inspection
  • Landlords who have received an Environmental Health notice
  • Anyone letting a property for the first time
  • Estate agents managing properties on behalf of landlords
